Huitt-Zollars is currently involved in the planning efforts for PA3, which will be a 7,000-home master planned community of over 2,000 acres. Our role is to assist the planners in preliminary engineering that will result in an earthwork analysis and a land use matrix to tract buildable pads for a financial feasibility study. We are also involved in planning level modeling to better understand the final product.

GardenWalk was designed for LEED Silver Certification. This project is a luxury timeshare resort that integrates retail, hotel and entertainment features into a gentrified civic zone. The 7-story building includes 400 units with parking and 55,000 SF of amenity space coupled with 7 separate recreation facilities. The resort features innovative guest check-in features and reception concepts.

Huitt-Zollars provided site civil design and landscaping design services for this development project. As part of the contractors' design/build team, Huitt-Zollars assisted in processing plans and gaining City and County approval. Huitt-Zollars coordinated the design effort between all utility contractors, ensuring no field conflicts occurred. The project required an innovative stormwater management design. The landscape and civil design teams incorporated a rock-scape with drought-tolerant landscaping into the infiltration pond design.

As a component of the Second Floor Imaging Department Master Plan that Morris was hired to complete, the upgrade and remodel of one of the facilities two Cardiovascular Cath Labs involves the replacement of the Cath Lab unit with a state of the art Cath Lab by General Electric.  The remodel includes a revamping of the interior finishes and reconfiguration of the room layout to accommodate the new G.E.

The Fashion Industry Guild donated funds for the upgrade of finishes, redesign of all casework, purchase of new furniture, and to replace headwalls in three patient rooms, toilets, and vestibule/work area for the Peds Acute Care Unit on the 4th floor of the North Tower.  The project scope also included an upgrade of the mechanical systems to correct inadequate conditioning of the patient rooms.  In this initial concept sketch using BIM software, Morris Architects was able to explore various ideas for form and imagery around the painting “Starry Night” by Vincent Van

The scope of this project included the remodel of the control room (shared by an adjacent CT Scanner room), the CT Scanner Suite, a patient restroom, and a patient changing room. The design team had to insure all areas remained accessible and operational during the project. This required a phased approach. Design features such as a Sky Factory virtual skylight located in the ceiling of the procedure room, new finishes such as wood plank resilient flooring, and accent paint were all added help promote a calm and healing environment.

Kaiser Permanente purchased an existing two-story concrete tilt-up industrial-type facility to expand its rapidly growing membership in Orange County. Morris, a Huitt-Zollars company, provided architectural and engineering services for the first phase tenant improvements which encompassed 71,000 SF for 42 medical providers and staff. Design challenges addressed multiple building deficiencies. A point-cloud model (3-D scan of existing conditions) was created and compared to the BIM model in order to distinguish discrepancies.
