Huitt-Zollars was lead consultant in coordinating a public/private joint venture for two in-fill, redevelopment mixed-use projects in an upscale area north of downtown Dallas. CityPlace Block 6B was developed with contributions from the City of Dallas through the CityPlace Tax Increment Finance (TIF) Fund, and Mondrian at CityPlace consists of mixed-use, urban style, multi-family apartments, and ground floor retail. Huitt-Zollars was responsible for the development of two sets of construction plans - the first was grading, drainage, water, and sewer plans for the on-site private development for the Mondrian at CityPlace; the second was the public infrastructure plans designed and bid per the TIF district standards.
