Carnegie Plaza and Muzeo

Carnegie Plaza is a five-story, 63-unit traditional style apartment project. Located in the heart of downtown Anaheim, on the Center Street Promenade, the project contains ground floor retail space along with the Muzeo museum. The project sits atop a subterranean parking garage that was built for residents. Huitt-Zollars provided civil engineering and excavation plans for the subterranean parking garage. Site civil engineering included precise grading and wet utility plans, as well as improvements to the surrounding public streets.

Broadway Arms

Broadway Arms contains 95-residential units and 6,200 square feet of retail in a mixed-use building. Strategically located in the heart of downtown Anaheim, Broadway Arms was built over a subterranean parking garage. Huitt-Zollars provided civil engineering design, survey mapping services, precise grading, wet utility plans and improvements to the surrounding public streets, as well as excavation plans for the subterranean parking garage the project is built upon.

Addison Circle

Huitt-Zollars provided lead civil design and landscape architecture services for the 80-acre Addison Circle planned development district. The area is the direct result of a public/private initiative designed to develop a residential base in support of restaurant/entertainment business while creating a focal point for community life. The district-wide pedestrian-friendly street grid is zoned for 3,000 rental and owned mid-rise residences on the interior, and 4 million SF of residential and commercial space fronting a significant tollway.

Stonebridge Ranch

Huitt-Zollars was integral in the preparation of zoning documents and provided engineering services consisting of planning, design, construction review, and overall project management for all phases of the 6,250-acre mixed use project. Overall project management incorporated master planning and construction management and inspection.

Rancho Mission Viejo Planned Development

With the goal to provide families with the opportunity to experience what they refer to as “Ranch Life,” Rancho Mission Viejo set out to create a robust community that would connect homeowners with the natural environment and landscape of California. As the Rancho Mission Viejo Company moves forward in executing their “Ranch Plan” to construct nearly 14,000 homes for future residents, Huitt-Zollars was chosen to assist in the process.

Light Farms


Light Farms, an 806-acre master planned community incorporates environmentally-friendly concepts, lush landscaping, acres of greenbelts, an extensive trail system, and exceptional lifestyle amenities. Ultimately, the development will have in excess of 2,700 residential lots. Huitt-Zollars has been responsible for all civil design, survey, and construction management for the entire site development improvements, both onsite and offsite. Huitt-Zollars is also the District Engineer for CCMUD No.1.

Las Flores

Huitt-Zollars provided survey mapping services, platting, and floodplain studies for the 1,000-acre 2,500-unit hillside residential project. Huitt-Zollars prepared planning, feasibility, entitlement, and General Plan Approval; developed a $60 million phasing and implementation plan for grading, roads, and related infrastructure; designed a storm drain collection system (with large energy dissipaters at the outlets) extending to the Arroyo Trabuco streambed; created a multi-year/multi-phased development program and balanced infrastructure extensions with development intensity; defined the pr

Lantana Planned Community

Lantana is a 1,750-acre master planned community of approximately 4,000 single-family residences, an 18 hole golf course with club house, various community amenity facilities, three school sites, over 200 acres of nature preserve, 40 acres of strategically located retail and commercial properties, coupled with a 350-room resort hotel/conference center. Huitt-Zollars prepared the project master plan, civil infrastructure design, construction administration and inspection, plus survey support services.

Enchanted Hills

Huitt-Zollars served as the primary consultant engineer providing survey and civil engineering services for this 2,000-acre planned community consisting of residential, mixed use property. The design included infrastructure plans for each of the 14 phases of development including grading, roadway, drainage, and utility improvements. The master plan included preparation and submittal of a FEMA Letter of Map Revision package; this resulted in the complete redesign of the drainage infrastructure as dictated by the local flood authority.

Prescott at Ladera Ranch

Located in the first phase of Ladera Ranch, Prescott by Standard Pacific is a detached single-family project consisting of 34 lots on 5.9 acres. Situated in the Oak Knoll village of Ladera, Prescott consists of two-story, 3-4 bedroom homes ranging from 2,193 SF to 2,541 SF. On behalf of Standard Pacific Homes, Huitt-Zollars prepared final engineering plans including precise grading plans, street and infrastructure plans, water quality plans, erosion control plans, final maps, and final construction staking.
